Land Titles Office, HOA Fees, AGM Date

 

The Land Titles Office contacted our legal team at the beginning of July to confirm a few points in our submission and it would appear they are close to starting our file. There is no firm timeline on how long it will take to physically create all the new titles, reports of multiple month delays continue on new titles, but progress is being made.

Good News! Just in case you hadn’t noticed, starting this month with the new fiscal year Lakes of Muirfield monthly HOA fees have been reduced for residents from $116 down to $94.50 due to some diligent work by our Contracts Committee and support of the entire Board.  The fact that majority of residents paid their fees made it possible, and as your neighbors, the HOA sincerely thanks you for keeping informed and responding in a timely fashion. The transition in February/March from FSR to C-era was not without its challenges.  Most residents registered and started paying C-Era without a hitch when the information arrived via letter through Canada Post, advance HOA emails, multiple announcements on the Lakes of Muirfield Community website and on Facebook.

Having said that, our receivables are an ongoing concern.  We provided a grace period for everyone to catch up with paying their fees in March and April, even those who typically run behind.  As some individuals have been notified in the last month, that grace period is over.  Sorry, we should have sent out a warning in early May to everyone like we are doing here, but we felt that C-Era and the board had done their due diligence to notify all homeowners of the transition in January (via mail, email and social platforms).  Homeowners who are not signed up for our Lakes of Muirfield website, this would be a good opportunity to sign up to stay informed same as the Muirfield Facebook page.

Please understand, neither the HOA nor C-Era manage an operation with a credit department that sends out invoices every month and then pursues delinquent accounts.  It is the homeowner’s responsibility to ensure that their fees are paid in full and on time and their accounts kept up to date. If C-Era is forced to send an arrears letter, an admin/collection fee of $75 must be charged each and every time.  For those builders or new residents building homes, be aware as soon as your lot purchase is complete and possession taken, HOA fees are due starting that month.

Another round of arrears letters are about to be sent out, so please make sure your monthly payment is going through. If your account is delinquent, get it up to date as soon as possible.  If you require more information to set up payment, contact Meranda Gray at .  Please be respectful in your communication.  Meranda takes her job very seriously and is most competent and will address your inquiries in a diligent and timely manner.

Save the Date! Not that Covid is completely behind us, but we feel it is safe to schedule the delayed Annual General Meeting. Please keep September 14th, 2022 open in your calendars.  Registration will start at 6 pm, and since it has been a while since our last meeting and so much has happened, we are scheduling the meeting from 6:30 to 9:30 pm. There will be ample time set aside for questions, so be sure to attend.
